Car wash M&A and valuation. From an advisor who has built them.

The car wash industry is consolidating quickly, and owners are hearing from private equity-backed operators more often. JMB helps independent owners understand what their wash and their land are worth, and helps acquirers find and secure the right sites.

Car wash experience few advisors have

40+ entitlement approvals

Carried more than 40 express car wash sites through entitlement and design review for a national express operator, including greenfield sites in the San Francisco Bay Area.

Ongoing operator work

Currently sources and evaluates new sites for a growth equity-backed express car wash brand expanding across the Western U.S.

Business sales with ground leases

Advised car wash owners who sold their businesses and negotiated long-term ground leases on the land, including American Canyon Car Wash, Future Xpress Car Wash and La Cienega Car Wash.

100+ ground lease transactions

Ground leases negotiated and closed across car wash, quick-service restaurant and retail sites.

What drives a car wash valuation

Buyers look past revenue to the things that make a wash durable: membership count and churn, wash format and equipment age, traffic counts and site visibility, water and utility costs, local competition and whether new washes can be approved nearby. The land is often worth as much as the business, which makes the real estate strategy part of the valuation.

Sell the business, keep the land

Many owners can sell the car wash operation and keep the property under a long-term NNN ground lease, creating income for decades after the sale. JMB structures both sides of that decision so the business sale and the real estate work together.

Questions owners ask

What is my car wash worth?

It depends on earnings, membership revenue, format, equipment, traffic and the real estate. Express washes with strong memberships typically command the highest multiples. A confidential value estimate starts with your financials and site details.

Should I sell the land with my car wash?

Not always. Keeping the land under a long-term ground lease can produce more total value than selling it, and many buyers prefer to lease. The right answer depends on your goals, taxes and the buyer.

Who is buying car washes?

Private equity-backed operators and regional chains are actively acquiring independent washes, and some are paying for well-located sites they can convert to the express format.
